Median error is 3.9%, with essentially zero bias (we're not systematically high or low).
This isn't marketing maths. Every one of those 3,619 sales was valued point-in-time, using only data from before that sale happened, never after. No hindsight, no cheating. That's the only test that reflects how the tool actually performs on a live listing.
We're most accurate valuing a home against recent sales in the same project (3.8% error). When there aren't enough nearby sales, our error jumps, so instead of showing a shaky number, we show you the comparable sales and say so plainly. The number you see here is one we actually stand behind.
Singapore has at least five valuation tools, and they routinely disagree with each other by 6% or more on the same home, because none of them will tell you which one to trust. "Radical transparency about our error rate" is the one thing we can offer that they structurally won't. This is it.
