Listing guidelines

These keep the platform honest for buyers and fair for agents. By publishing a listing, you agree to them.

Have the owner's permissionOnly advertise a home you're authorised by the owner to advertise, as required by the CEA Code of Ethics.

Be accurateDetails, size, and price must be truthful. Photos must be of the actual unit being advertised.

No dummy or bait listingsDon't post homes that aren't genuinely available, or unrealistic prices to attract enquiries. This is the fastest way to be removed.

No duplicatesDon't list the same unit multiple times. We detect duplicates across agents.

One agent, one identityUse your own verified CEA registration. Impersonating another agent is blocked and reported.

What happens if a listing breaks the rules

Anyone can report a listing. Listings that attract multiple reports are automatically hidden pending review. We remove listings that breach these guidelines, and agents who repeatedly breach them have their accounts suspended. Verified status is a privilege, not a right.

The fair-value verdict

Every listing is price-checked against recent sales. An honest price earns a clear verdict buyers trust. Pricing above the market is allowed, we'll simply show it honestly, and you can add context explaining why the home is worth it.
